Crane Shed Commons TI
Summary
Tenant improvements at Crane Shed Commons in Bend, Oregon transformed 5,800 square feet of commercial space into functional, modern office environments for both ColeBreit Engineering and BLRB Architects. The project included two distinct tenant buildouts within the same building, each tailored to support collaborative, design-focused workplaces.
ColeBreit’s 2,500-square-foot office tenant improvement was designed to reflect the firm’s practical and efficient approach to workplace environments. Mechanical, electrical, and plumbing systems were developed to support open office areas, conference rooms, and staff amenities. HVAC zoning was carefully planned to accommodate varying occupancy and comfort needs, while plumbing systems supported kitchen and restroom spaces. Electrical design included lighting, power distribution, and workstation infrastructure to ensure a flexible and functional workspace.
For the 3,200-square-foot BLRB Architects tenant improvement, ColeBreit provided mechanical and electrical engineering services to support a dynamic architectural studio environment. HVAC systems were designed to serve conference rooms, collaborative work areas, and private offices, while electrical systems included lighting, controls, power distribution, and adaptable layouts to accommodate workstations and design equipment.
Across both tenant spaces, system design prioritized flexibility, efficiency, and constructability, supporting modern office functionality within a shared commercial building.
