ColeBreit Engineering provided mechanical and plumbing engineering services for the 4,875-square-foot interior office remodel in Redmond, Oregon. The project involved a complete gut renovation within an existing building shell to reconfigure space for intake, administrative offices, and group treatment areas serving justice-related functions.
The primary challenge was delivering fully code-compliant mechanical and plumbing systems within extremely limited above-ceiling space. New systems had to be carefully coordinated and compactly configured to fit within tight existing conditions while supporting ventilation, occupant comfort, and plumbing requirements appropriate for a public-facing justice environment.
Working directly with Deschutes County, the design team aligned system layouts with constructability constraints and phased construction needs. Precise integration of new HVAC and plumbing systems within the legacy structure minimized conflicts and supported efficient installation. The completed remodel provides reliable, compliant building systems tailored to the operational needs of a civic tenant improvement.
