OSU Fairbanks Hall Modernization
Summary
ColeBreit Engineering is providing full mechanical, electrical, and plumbing (MEP) engineering services for the multi-phase modernization of Fairbanks Hall, a 37,000-square-foot historic academic building listed on the Oregon Historic Site Record in Corvallis, Oregon. Designed by Opsis Architecture, the combined investment of approximately $16.35 million spans comprehensive upgrades to Floors 1–3 and the conversion of 6,000 square feet of previously unfinished attic space into classrooms and galleries.
The first phase, constructed by Fortis Construction, modernized HVAC, electrical, and plumbing systems while integrating seismic, fire, life-safety, and accessibility upgrades—including a new elevator—within a 130-year-old structure. A second contract with DD&C extended upgraded systems into the renovated fourth-floor attic, tying new spaces seamlessly into the modernized base building.
Integrating contemporary MEP systems within a historically significant structure required intensive coordination to preserve architectural character while meeting current code and performance standards. The project was recognized with the Seattle Daily Journal of Commerce Best Renovation $1M+ award.
