The Grove – Market Building & Commercial Shell
Summary
The Grove, a mixed-use development in Bend, Oregon, was delivered for SunWest Builders as both client and general contractor. The project includes a 14,000-square-foot market building (food hall), subsequent tenant improvements for multiple food vendors, and a commercial shell designed to accommodate future office and retail uses, totaling approximately 20,000 square feet.
MEP systems were coordinated across hospitality and commercial components, requiring careful planning of grease waste interfaces, ventilation, domestic water, and utility distribution to support diverse food and beverage tenants. Infrastructure was designed to balance base-building flexibility with tenant-specific performance requirements, allowing phased build-outs and evolving occupancy.
Working within a builder-led delivery model, system layouts were aligned closely with field conditions and construction sequencing. The completed development provides adaptable mechanical and plumbing infrastructure capable of supporting restaurant-heavy, multi-tenant mixed-use operations.
